Sosúa is a Puerto Plata municipality founded by Ley 916 of 1978 (ONE) and built around a sheltered horseshoe-shaped bay on the Dominican Republic's north coast. Its compact footprint — roughly 251.4 km² with a 2022 population near 56,982 (ONE, Censo 2022) — makes the condominium inventory unusually concentrated. Most apartments sit on the east side of the bay, in El Batey, where buyers walk to the beach, to dive shops, and to the restaurants along Calle Pedro Clisante without needing a car.
The inventory clusters in three recognizable zones. Gated buildings just inland from El Batey deliver pool, security, and parking within a short walk of the bay. Newer projects on the hillsides rising above the east side of the bay trade walking access for ocean views and noticeably cooler trade-wind nights. A smaller layer of units sits directly on the Pedro Clisante commercial corridor itself, where storefronts and restaurants share the ground floor with apartments above. Los Charamicos, on the west side of the bay, is predominantly single-family and rarely produces condominium inventory.
The legal and fiscal frame favors the buyer. The Dominican Republic registers all titled property under the Torrens system at the Registro de Títulos, and foreign buyers receive the same Certificado de Título as Dominican citizens with no nationality restrictions; investments above USD 200,000 can support an accelerated residency application.
